We'll look at the interior of your roof to make sure it is structurally sound. While we're there we'll also check out your insulation and ventilation to make sure it's energy efficient.
Leaks are expensive and can lead to mold! We'll test your sinks, toilets, and shower/tub to ensure they are working to standard. In addition the ventilation will be inspected to ensure that moister buildup isn't occurring.
We check for structural integrity in bedrooms as well as safety items including smoke detectors and working windows.
Your inspector will test every outlet we can get to (including GFCI outlets) in the house to make sure that they are not only working, but working safely. We also check to make sure GFCI outlets are installed where needed. Then we'll inspect the electrical panel to make sure the electrical load is balanced, proper fuses are installed, and that the system is grounded.
Being the base on which the rest of your home is built upon, it is important that the foundation is structurally solid. We'll check your basement or crawl space's structural integrity, then look for any moister or other signs of flooding. Sump Pumps will also be inspected to ensure they are fully functional. Finally we'll check to make sure the foundation is properly ventilated.
Your inspector will check for structural integrity, proper ventilation if it is climate controlled. Any appliances in the garage will be inspected to ensure they are in safe, working condition. They will also test the door for proper operation and appropriate safety features.
The Midwest has its share of extreme weather. From a polar vortex with sub-zero temperatures to summer days with the mercury reaching triple digits, you want to make sure your heat and air conditioner is working well! We'll make sure it's safe and note the age, type, condition, and efficiency of both the heater and air conditioner. If weather permits, your inspector will also test the operation of them.
Did you know that all slide in range and ovens are required to have anti-tipping measure installed? Many don't, and this is dangerous especially if there are young children in the home. Your inspector will test out all of the appliances to make sure they are functional and safe. They will also test the sink, outlets, and ensure all gas appliances are properly sealed.
There's a reason that the saying "a roof over your head" is synonymous with a home, you really can't have a home without a roof! It keeps you dry and warm — or at least it should. We'll check to make sure the roof is doing its job, determine its age, and give an estimate on it's remaining life span. While we're up there we'll also check out any chimneys or vents to make sure they are up to standards as well.

COVID-19 ReadyWe know that this is a difficult time, add buying or selling a home into the mix and it is a lot to take in. But one thing that should never change is a quality home inspection. To help keep you and your family safe, we've implemented some new procedures. On the day of the inspection, your home inspector will take their temperature to ensure they are not running a fever. When they arrive, the home inspector will be wearing a face mask for added protection. While we do recommend the client be at the property for some, or all of the inspection, that is completely optional and often clients don't attend! We are happy to take additional photos or videos and include them in the report as well to help social distance. Certified Chimney InspectionDoes your home have a fireplace, chimney, or stove? These can often be tricky to inspect as there is no great way to see inside of it. However being certified means that we have the tools and expertise to make an educated guess about the state of your fireplace, chimney, or stove.
